Our Story
Based in Boca Raton, FL, Royal Palm Funding was founded with the goal of providing capital to real estate professionals across the country. After spending more than a decade in the industry and seeing a large part of the real estate profession overlooked, Miller saw an opportunity to provide debt and equity in the niche sub $5MM space.
Royal Palm Funding seeks to fund real estate professionals across asset classes and geography that are looking for small balance checks from private capital with real estate minds. Royal Palm Funding prides itself on its quick execution, creative financing solutions, and competitive pricing.

Noah Miller is the founder and managing partner of Royal Palm Funding, a national commercial real estate investment firm providing debt and equity to property owners in the sub $5MM range. In this role, he is responsible for company direction, investment decisions, loan originations, structuring of the firm’s investment platforms and management of its global investor base.
For more than a decade, Miller has successfully led commercial property acquisitions and debt funding in excess of $1.5B, highly specialized across multifamily, office, retail and NNN asset classes. He has been involved in the complete real estate investment lifecycle from acquisitions, rehab, leasing, and dispositions to lending, property workouts and foreclosures.
Prior to founding Royal Palm Funding, Miller served as Vice President for Boca Raton-based Gelt Financial, a small-balance lender, where he successfully led the origination of more than 150 first and second mortgages loans, property acquisitions and distressed debt purchases. During his tenure from 2020-2022, Miller successfully doubled the company’s portfolio and built out the company’s infrastructure to support the firm’s growth.
From 2013 to 2020, Miller served as Vice President of Acquisitions and Finance at Pensam Capital, a Miami-based investment firm with 150+ multifamily properties in its portfolio. Miller’s team successfully purchased property worth $1B+ and provided debt on approximately $500MM+. During his time at the firm, Miller was involved in the largest commercial property acquisition in Colorado state history, a $350MM purchase.
Miller is a national media commentator on the subjects of commercial real estate investing and financing, with a regular byline in Scotsman Guide and comments in Bloomberg, Globest.com, Commercial Property Executive, and more. He is a frequent moderator and panelist for the industry’s leading trade organizations including the Urban Land Institute, Crittenden, and IMN. Miller is a graduate of the University of Central Florida and resides in Boca Raton, Florida.
